HOW TO BECOME A PARTICIPATING LANDLORD

  1. Find a Tenant – A voucher holder may approach you or you can list your available unit(s) for our participants to view.
  2. Approve the Tenant – Even though a family is determined eligible for the Program by the Housing Authority of Joliet, the owner/landlord must approve the family as a suitable renter. Once the owner/landlord has approved the voucher holder as their prospective tenant, the owner/landlord will complete the Request for Tenancy Approval and other landlord forms from the voucher holder’s moving folder for the tenant to turn in.
  3. Tenancy and Unit Approval by HAJ – After a family finds a suitable unit and the owner approves the tenant, the HAJ will perform a Housing Quality Standards (HQS) Inspection. If the unit does not pass inspection, a reasonable time will be given to make the required repairs, if applicable.

    Contract and Leases – Once a unit passes the HQS inspection and meets program requirements, the tenancy can be approved. The HAJ case worker will contact the owner and tenant to schedule the “signing briefing” to be conducted at 6 S. Broadway Street, Joliet. The owner and tenant will enter into a lease together and the HAJ will enter into a Housing Assistance Payment (HAP) Agreement with the owner.

After the HAP contract and lease agreement is signed, the HAJ will make payments to the owner as long as the family continues to meet eligibility criteria and the housing unit qualifies under the program regulations.

If you are interested in listing your units, you may complete this form and send it into the HAJ for our available unit listing or you can list it at GoSection8.com – there is no cost to list your units in either location.  Any interested families will then contact you for an appointment to see your housing unit(s). The Housing Authority of Joliet will not steer families to specific owners or rental units, but we will provide families with information on units that are available.
